The short answer
The short version
- General liability for a small painting operation typically runs $700–$2,000 a year — one of the lower-priced trades when the work is interior and low-rise.
- Height work, spray equipment and pre-1978 structures are the three things that move the rate most.
- HOAs, builders and property managers set your limits; send the contract before you buy so you only pay once.

What pushes a painting premium up
Work above the first floor, airless spray (overspray and inhalation exposure), power washing and scraping on pre-1978 buildings (lead paint), and working in occupied commercial space where a customer can slip on drop cloths or fumes. Prior property damage claims and a mixed payroll that puts everyone in one classification also raise the price.
What HOAs, builders and property managers require
HOA and commercial contracts commonly ask for $1M per occurrence and $2M aggregate general liability, additional insured status, waiver of subrogation, and a current workers' comp certificate — often $2M liability and a $5M umbrella on new construction or multifamily projects. Builders also want proof before a crew is on site, and a missing endorsement can hold a progress payment.
How to lower painting contractor insurance cost
Separate office and prep payroll from application payroll, document fall protection and containment procedures, keep spray and lift training records, and consider a business owner policy if your work is mostly interior commercial. Then compare markets — KTL quotes 20+ A-rated carriers on the same painting operation.
Frequently asked questions
Do painting contractors need general liability?
Commercial clients and HOAs require it in nearly every contract, and it pays for the claim painting is most likely to produce — damage to a client's property or a visitor injured in a work area.
How much is insurance for a small painting business?
A two-person crew typically sees $700–$1,800 a year for general liability, plus vehicle coverage and workers' comp once there are employees. Exterior, height and spray work price higher.
Does painting insurance cover lead paint work?
Standard general liability often excludes lead-related losses. If you scrape, sand or power wash pre-1978 structures, that exposure has to be written in — and you may need RRP certification to qualify.
Do I need workers' comp if I only have two painters?
Most states require it from the first employee, and California requires it from the first. A handful of states allow a small exemption for owners; the rules are narrow and worth confirming before you rely on one.
