The two claims that define this trade

First, water forced under siding, into window seals, or through a soffit produces interior damage and mold allegations weeks later. Second, wash water carrying detergent, paint chips, or grease into a storm drain is a regulated discharge in many municipalities, and cleanup or fines are excluded by the standard pollution exclusion. Restaurant hood, fleet, and parking-structure work make both scenarios far more likely.

Surface damage and soft washing

Etched concrete, stripped paint, damaged wood, and oxidized siding are care-custody-and-control claims that base general liability forms exclude. If you soft wash with sodium hypochlorite, disclose it — chemical application changes both the underwriting question set and the pollution wording. Written pre-job condition documentation with photos is the single best defense against a damage dispute.

Commercial contracts and compliance

Property managers, restaurants, dealerships, and municipalities generally require $1M/$2M general liability, additional insured status, a waiver of subrogation, workers' comp, and increasingly evidence of water-reclamation practices on parking-structure and drive-through work.
